South Shore Homes Sold in July 2012

The South Shore real estate market continues to be a very busy market.  July of 2012 showed a slight drop from June but still managed to record over 700 single family transactions.  July typically records a slight dip in activity but compared to 2011, the dip is only minimal.  July of 2011 saw over 100 less transaction from June, and July of 2012 saw only 10 which is a great signal for the upcoming Fall season.

The usual suspects lead the way in total single family transactions.  Quincy, Brockton, Plymouth, & Weymouth once again set the pace but a surprising big mover this month is Hingham which recorded 44 single family transactions nearly doubling its transactions from June.  And considering that Hingham is the second most expensive town on the South Shore in terms of both Average Sale Price and Average cost per square foot as well as posting a nearly 95% sale price to original list price ratio, the capability and willingness of homebuyers to pay for higher priced real estate is a good sign for the local economy.

The numbers for July are impressive showing a continued demand by homebuyers across all price points and allowing homesellers to command close to asking prices.
