South Shore Real Estate Market Report: June 2012

Well just as in months past, June has proven to be another busy month for the South Shore real estate market. For the first time in 2 Years (June 2010) over 700 single family homes have been sold on the South Shore.  (There is a case to be made that the first time home buyer tax credit heavily influenced those transactions in 2010). So this past June’s activity seems to be a result of pure optimism.

There are no surprises as to which towns lead the South Shore in total homes sold. However, for the first time in months, Brockton has slipped to # 3 and the town of Weymouth has taken the #2 spot with 48 homes sold. Plymouth once again claimed the top spot.

Quincy & Weymouth both had a particularly impressive month because not only were they leaders in Number of Homes Sold, they were also leaders in Sale Price to Original List Price and Shortest Average Time on Market.

Impressively, Quincy and Rockland both recorded a 97% sales price to original list price ratio. This is proof positive that home buyers and more importantly, home sellers in Quincy & Rockland really understand market value and are pricing their homes appropriately for current market conditions. The worst performing towns in this category during the month of June were: Norwell: 85%, East Bridgewater, Easton, Hull & Avon: 88%, and Scituate & Brockton: 89%.

One Sentence Summary:

It’s been another busy month for single family home sales throughout the South Shore and with the end of summer months typically being slower, this past June may have been the peak in terms of transactions for the year.
