South Shore Real Estate Summary | First Quarter 2012

The following is a South Shore real estate summary of single family homes sold on the south shore in the first quarter of 2012 versus the same time period in 2011. All data is provided by MLSPIN which represents only homes sold that were listed on the Massachusetts MLS system. Private sale records are not included in these statistics.

16.47%: The total number of single family homes sold on the south shore in quarter 1 of 2012 is UP by 16.47% over the first quarter in 2011.

Change in Average Sale Price in Q1 2012 over 2011

-11.76%: As a whole, the South Shore experienced an 11.76% decrease in average sale price. Only 7 out of 32 South Shore cities and towns showed an increase in the average sale price over the first quarter of 2011. However, it is important to note that average sale price data is often influenced by the number of higher end homes sold in each town (or lack thereof). For example, Cohasset recorded an 85% decrease in average sale price but the types of homes that were sold in quarter 1 of 2011 were significantly more upscale than those that sold in than in 2012. So to say that Cohasset has experienced an extreme decrease in home value would be inaccurate. The average cost per square foot in single family homes in Cohasset only decreased by 28.27% so the discrepancy between the 2 methods may result from the limited number of sales. The most significant take away from the “Average Sale Price” data is that approximately 78% of cities and towns on the South Shore experienced a decrease in single family home sale prices.

Change in Average Cost per Square Foot in Q1 2012 over 2011
-8.3%: The average cost per square foot across the South Shore is down by 8.3%. Only Middleboro, Hanover, Canton, Milton, Hanson, Carver & Hingham experienced a nise in square foot costs. Again, its important to note that single family home square foot costs vary from home to home and neighborhood to neighborhood due to home finishes, updating or proximity to town features like shopping, schools and commuting routes. However, when looking at the South Shore on a macro level, square foot costs become more relevant and can help establish a baseline square foot for a specific area.

Change in Days on Market in Q1 2012 over 2011
-1.23%: The average number of days it takes for a home listed on the MLS to sell has decreased by only 1.23%. While statistically insignificant, it will be interesting to watch this number as the spring market plays out. We expect this number to improve through the spring and summer months.
